The number that decides everything.

Before any plan makes sense, one question has to be answered honestly: what is the property worth against what is owed on it. Matt gives you that number early, in writing, before you commit to anything.

  • Current market value, documented on comparable sales rather than hope.
  • Total owed, including arrears, fees, and anything recorded against the property.
  • What a sale would realistically net you after costs.
  • How much time the situation gives you, so the plan fits the window.
  • Whether selling is genuinely your best option, or whether it is not.
Moving Quickly

Speed without giving it away.

Distressed does not have to mean discounted. A property that is priced correctly and presented properly sells at market, and the pressure of the timeline is not something the buyer needs to see.

  • Priced to transact inside the window, which is not the same as underpricing.
  • Marketed as a normal sale, because nothing about the marketing needs to signal distress.
  • Buyers screened on ability to close on time, not just on offer price.
  • Coordination with your lender, attorney, or housing counselor where they are involved.
  • Cash and fast close options presented alongside conventional offers, with the real cost of each shown.

Questions people actually ask.

I am behind on payments. Is it too late to sell?

Often it is not. The window is finite and it does close, so the value of calling early is that more options are still available. Matt will tell you honestly where you stand, and if selling is not your best move he will say that instead of taking the listing.

Will I walk away with anything?

That depends entirely on value against what is owed. Matt gives you that number before you commit to a plan rather than after. Where equity is still there, moving quickly to protect it is the entire point of the exercise.

Will people know?

Not from Matt. The property is marketed as an ordinary sale, and he does not discuss an owner's circumstances with buyers or their agents. Some filings are public record, which is outside anyone's control, but nothing about the listing signals distress.

What if I owe more than the house is worth?

Then the conversation changes and other options come into it, some of which involve your lender and some of which need an attorney or a HUD approved housing counselor. Matt will tell you plainly which situation you are in and who else needs to be at the table.

Do I have to pay anything up front?

No. The first conversation and the valuation cost nothing. Matt is paid from the proceeds at closing if the property sells.

Should I just take a cash offer from one of the letters I keep getting?

Look at the net, not the headline. Those offers are usually well below market, and the discount is the price of speed. Sometimes speed genuinely is worth it. Matt will show you both numbers so it is an informed choice rather than a panicked one.
