At this level the list price tells you very little. What matters is what comparable properties actually closed at, what the improvements really cost, and what it will take to fix the things a seller has not mentioned. Matt comes from a construction background, so the walkthrough is not cosmetic.

What counts as a luxury home in the Sacramento region?

Less a price threshold than a buyer pool. Once a property is priced above what most of the market can finance conventionally, the number of qualified buyers drops sharply and the marketing has to work differently. In practice that starts around the upper end of each submarket, and El Dorado Hills, Granite Bay, and parts of Folsom reach it earliest.

Do you handle off-market or private sales?

Yes. Some sellers have good reasons not to be publicly listed, whether that is privacy, tenants, a family situation, or simply not wanting the neighbors to know. Matt can run a quiet, targeted process to a specific buyer pool instead. It usually takes longer and it needs to be a deliberate choice, not a default.

How is the property marketed?

Longer than the median, and the gap widens the higher the price. That is normal and it is why the pricing conversation at the start matters so much.
